Let’s keep this nice and easy to understand-
If you advertise your property with both thishome4u and an Estate Agent, and lets say it is sold via your property being advertised on thishome4u, you will not need to pay the Estate Agent any commission. We reference this to what The Office of Fair Trading state in their guide "Using an estate agent to sell your home", here’s what it say’s:-
"Sole agency: The estate agent you appoint is the only agent with the right to sell your property. As you are not an agent, if you find a buyer yourself you don't have to pay the estate agent's commission."
ThisHome4u is a purely a publisher and does not act as an Estate Agent, by placing your advert with this home4u means that you are selling it yourself, as buyers approach you directly and not thishome4u.
Action: Check the estate agent's contract to make sure they haven't specified a clause saying "sole selling rights" rather than "sole agent right". In this case you would still have to pay the agent commission even if you sold it yourself.
CANCELLATION POLICY
Should you post an advertisement and change your mind for any reason before you have paid, please contact us and we will remove your advertisement from our database. You will not be charged. All that is required is for you to e-mail us at help@thishome4u.co.uk .
REFUND POLICY
Your advert will be turned live within one working day of receipt of payment of the Fee. Please note that once your advert is turned live, our service is deemed to be fully delivered and we are unable to refund for any reason, (including a change in your property circumstances, for example, the property removed from the market or sold through another route).
No refunds will be offered for temporary or permanent loss of Service howsoever arising, including but not limited to a loss of Service due to the this home 4 u website being unavailable for whatever reason.
In no event will this home 4 u be liable to you whether by way of a refund or in any other respect in the event that this home 4 u ceases to trade for whatever reason.
FOR SALE BOARDS
Please note that these are personalised with your property number and contact phone number as per your instruction and therefore once payment is received and the board has gone to order we are unable to give refunds, however if there is a fault with the For sale sign we will gladly replace it.
This does not affect your statutory rights as a consumer.
