First – do a little research, look at what similar properties have been selling for in your area.
You will no doubt already have an idea of the value, but by doing a little research you will start to get a more accurate figure and this is vital to attract interest in your property. Why not have a look in estate agents windows and find out what similar houses are selling for in your area.
Please note that Estate agents can give you an indication of what your asking price should be usually based on the selling price of similar properties in the area. This "insider" information once the exclusive preserve of estate agents and lenders is now available to all via the Land Registry and other sources giving us the opportunity to give realistic indicators of property values!

Remember you can always reduce the price of your property but never increase it. If you price it too high you may not get any enquries.
Photographs
Without doubt always make sure you take some good photos of your property both internally and of course externally. For all the internal photos try to include as many as possible, buyers do like to look at as many as possible. For external photos – the front of the house especially, gardens both front and rear plus any other features i.e. hot tub area, patio, vegetable garden, swimming pool etc
Most importantly make sure everywhere is clean and tidy!
